SAP Calculations
for new and existing homes
- New Build applications
- Conversions and Change of Use
- Extensions and Sunrooms
SAP Calculations are legally required for all new-build homes in the UK to demonstrate compliance with the Building Regulations.
They are also necessary for conversions (e.g., barn conversions, offices to flats) and renovations that involve large glazed areas and alter a building’s energy status.
Developers, builders, and homeowners undertaking these projects need them to obtain necessary planning and building control approvals
Upon delivery of the SAP Calculations you will receive from us the Compliance report required by Building Control which includes the SAP rating, dwelling emissions rate (DER) and building fabric energy efficiency rate (DFEE).
With offices and assessor coverage across London, Brighton, Southampton, Plymouth, Bristol, Birmingham, Manchester, York, and Belfast, we provide SAP Calculation and compliance services to clients throughout the UK.
Because SAP Calculations are desktop-based assessments produced from architectural plans, specifications, and construction information, projects can be assessed remotely and efficiently without the need for site attendance during the design stage
For a single dwelling we can produce full SAP Calculations within a few days from the availability of drawings and building specifications
Did you know? SAP Calculations is a desktop assessment
- No site visit
- Off-plan assessment
- Nationwide service
About Us
UK-EPC.com is a specialist SAP Energy Consultancy and part of a wider group of property and energy assessment companies.
We provide accredited energy assessment and compliance services for Building Regulations, including Part L and Part F (Northern Ireland). Using approved SAP software and the full SAP methodology, we carry out design-stage and as-built assessments for new build dwellings, extensions, conversions, and residential developments.

Speed and Reliability
Successful SAP compliance depends on technical expertise, attention to detail, and strong communication throughout the project lifecycle. At UK-EPC.com, our experienced team of accredited energy assessors and project managers work closely with homeowners, architects, developers, and builders to deliver reliable and efficient compliance solutions. We recognise the importance of delivering accurate SAP Calculations promptly and at the earliest possible stage. Early-stage compliance assessments help minimise costly redesigns, reduce delays with Building Control, and support a more efficient and predictable construction process
Customer Reviews
Mary Gilloway
The consultant explained the procedure to prepare the SAP report and the EPC rating for our new home. He sent a very comprehensive list of things to provide. Very professional, good communication and good value.
Stephen Martin
The assessor was very friendly & professional. I would have no hesitation in recommending him and his company. Good value for money and very courteous service from start to finish.
ASL Architects
We have worked with UK EPC Energy Consulting for a number of years and they have added a lot of value to our firm. Their advice offered as design has always been practical and useful.
Roberta Mcgookin
Very professional company to deal with. Alex very responsive and quick to keep us informed along the way. I would highly recommend without hesitation.
Conor McKenna
The surveyor was very professional and friendly. During the assessment he explained everything at each stage. He provided an excellent service and I would happily recommend him to anyone requiring SAP reports for a new home.
Roberta Flynn
Very easy process. My husband and I needed the paperwork for building control. We ordered the service online and the assessor contact us on time to get the drawings of the house. He sent the report within a few days.

FAQs
SAP stands for Standard Assessment Procedure. It is the government approved methodology for the energy rating calculation of dwellings.
SAP calculations take about 3-4 working days, provided that we have all the information we need.
As an Energy Agency we cover the entire of the UK. So whether your building project is in England, Wales, Scotland or Northern Ireland we can promptly produce SAP compliance reports based on your local Building Regulations, as long as we have drawings and specifications emailed to us
You will need SAP calculations if you are building a new house. You will also require SAP calculations for any type of conversion or change of use, as well as for an extension or a large glazed area.
Usually, we ask for architect’s drawings. After you order your SAP reports, we will email you a small checklist of the information we need from you in order to carry out the SAP calculations. We will help you through the process so it is simple and quick.
SAP calculations are produced by our team of accredited professionals who are qualified OCDEA’s.
We work from architects’ drawings only. There is no requirement to visit the actual property.
Firstly, we will talk to you, or your architect, in order to receive floor plans, elevations and sections of the project, as well as details of the building’s fabric, heating system, controls, lighting, glazing, wall insulation, loft insulation, etc. Then, we use the latest SAP technology to calculate DER and DFER metrics and all Compliance Documentation.
A Guide To SAP Calculations Requirements
SAP Calculations are an essential part of the Building Regulations compliance process for new dwellings, residential conversions, and certain extension projects.
Using the approved Standard Assessment Procedure (SAP), we assess the predicted energy performance of a property, including thermal fabric efficiency, heating and ventilation systems, carbon emissions, and overall energy demand. These assessments are required by Building Control to demonstrate compliance with current energy efficiency standards.
SAP Calculations also generate the Energy Performance Certificate (EPC), which provides future buyers or tenants with an indication of the property’s energy efficiency and estimated running costs. Early and accurate SAP assessments can also help identify opportunities to improve compliance and reduce future energy consumption.
SAP Calculations are an essential part of the Building Regulations process, providing detailed compliance reports that confirm whether a proposed development satisfies current energy efficiency and carbon reduction standards. Beyond compliance, SAP assessments can also identify effective ways to improve a building’s energy performance, reduce running costs, and minimise environmental impact.
At design stage, even small specification changes can significantly improve compliance outcomes. This may involve enhancing insulation standards, improving window and door performance, reducing U-values, upgrading heating and ventilation systems, or integrating renewable and low-carbon technologies. Early and accurate SAP assessments therefore play an important role in supporting efficient, cost-effective, and compliant construction projects.
Improving the energy efficiency of a new build home is becoming increasingly important. This is both in terms of meeting the government’s latest regulations and to save money in energy bills the long term. Recently, there are various steps that home owners, or architects, can take to improve the energy performance of a home. As we said, this can be done at design stage. For instance, using energy efficient fabric, reducing open spaces, and reducing glazed areas. Also, improving efficiency of windows and doors and increasing insulation levels. Finally, new regulations require better airtightness of the building, and the consideration of heat pumps and photovoltaic panels.
Target Fabric Energy Efficiency (TFEE) is a key component of SAP Calculations and forms an important part of the Building Regulations compliance process for new residential developments.
TFEE measures the energy efficiency performance of a dwelling’s thermal fabric, taking into account the specification of walls, roofs, floors, insulation, windows, doors, air permeability, and ventilation systems. The objective is to assess how effectively the building fabric limits heat loss and supports overall energy efficiency performance.
By assessing TFEE at design stage, architects, developers, and homeowners can make informed specification decisions early in the project lifecycle, while there is still flexibility to optimise the design for compliance and energy performance. Where necessary, SAP assessments can also identify practical improvements to help developments meet the latest regulatory requirements.
Because fabric efficiency is fundamentally linked to the construction and specification of the building envelope, it is far more effective to evaluate and optimise TFEE before construction begins. Once a property has been completed, improving fabric performance can involve significant cost and disruption.
Minimum TFEE targets are set by Government as part of the current Building Regulations framework, with requirements differing across England, Wales, Scotland, and Northern Ireland.
